Home staging isn’t about home decorating

As professional home stagers, we often hear from real estate agents or home sellers that they don’t need home staging because their home is already decorated. The key distinction between home decorators and home stagers is that home stagers have to understand the psychology of home buyers. Home stagers are typically not concerned with the personal taste of the home owners. Home staging may even make the home seller uncomfortable during the selling process.

Unlike home decorators, professional home stagers focus on what the potential buyer may want. Home stagers deal with form, function, and flow, similarly to the home decorator, but with an added factor of controlling the buyer’s eye.

Home stagers need to help home buyers to envision their lives in their new home, which usually means minimizing the current lives of the home sellers.

Home staging controls the buyer’s eye during showings

The most important thing a professional home stager does is to control the buyer’s eye when they are visiting the property. This is done by careful placement of art, furniture, and accessories. While many home sellers have art throughout their home, filling up open walls, this may be a distraction and actually cause the potential buyer to look somewhere other than the features that should be highlighted.

Your best option when selling your home is to hire a professional home stager. If the home is occupied, you will want to begin the process with a home staging consultation. If the home is vacant, you will need a home stager to provide a home staging quote.
